Arrecife Sisal offers two models: Full Ownership (full title deeded in your name, from USD $321,000 / MXN $5,944,228) and Fractional (fractional investment from USD $36,500 / MXN $676,000 — each fraction equals 1 month of use per year with its own individual public deed, projected appreciation of 12–16% per year and gross rental yield of 8–12%). Both models include a real notarized deed and a private terrace. Projected figures are based on comparative market analysis — they do not constitute a guarantee of returns.

When is the delivery date?

What is the financing structure?

Arrecife Sisal offers interest-free direct financing: from 15% down payment (Full Ownership) or 20% (Fractional) at contract signing, equal monthly payments at 0% interest during construction, and a final payment at delivery in March 2028. Can foreigners buy beachfront property in Mexico?

Yes. Foreigners acquire coastal property through a bank trust (fideicomiso) with an authorized Mexican bank — an instrument that grants full rights to use, sell and transfer the property. What is the difference between Fractional and a timeshare?

They are legally distinct instruments. A timeshare grants only the right to use for set weeks, with no title of ownership or share in appreciation. Arrecife Sisal's Fractional model is real ownership: each fraction has its own individual notarized public deed on a specific unit, shares proportionally in the property's appreciation, generates rental income and is inheritable and resellable on the secondary market. It is deeded co-ownership, not a right of use.

Can I rent out my property and what return does it generate?

Yes. Boma offers managed vacation-rental services to optimize occupancy during the months you don't use the property. Projected gross rental yield is 8–12% per year, depending on season and unit type. In the Fractional model, each fractional owner participates proportionally in rental income from the unoccupied months. Projected figures based on market analysis — they do not constitute a guarantee of returns.

Can I resell my property or my fraction?

Yes. In both Full Ownership and Fractional you are a deeded owner, so you may resell freely at market price at any time, with no developer penalty. What taxes does a foreign buyer pay in Mexico?

At purchase: the Real Estate Acquisition Tax (ISAI, approx. 2–3% of value) and the costs of establishing the bank trust. At sale: income tax on the capital gain, with exemptions available depending on tax residency and use of the property.
